We will then normally set up a time with you to come and take a look at your property and discuss your plans, thoughts and wish list. This visit is free of charge or obligation. Once we have met, and had a chance to look around your property, we will then get back to you with a fee proposal. This proposal will outline a summary of what we discussed at our first meeting (an initial brief as it were), followed by a list of all of our services. These services relate to the different stages in the process that take you from your initial ideas, right through to handover of the completed building.
Depending on the work we are assisting you with, it is likely that we will help you prepare a detailed brief and work on producing some conceptual designs for your consideration. Before commencing design work however, we thoroughly investigate what specific rules and regulations apply to your particular property in your local government area. We produce a detailed “Design Parameters Report” which spells out the controls that relate to your property in order that we are all aware of any specific constraints (and opportunities) and to minimise or eliminate the risk of refusal of the proposal by the Council or approving authority.
Once a design has been worked on to the point where you are happy to proceed to the next stage, its time to gain statutory approval for your building work. This means drafting plans and specifications and preparing and co-ordinatng all of the supporting documentation and submitting it to your local council or Principal Certifying Authority for assessment and approval. Once you have gained approval, we prepare all of the additional paper work to obtain a construction certificate on your behalf, and if you choose so, produce highly detailed design documentation, schedules and specifications for you.
We also assist in the engagement, and co-ordination of other design disciplines as required. Depending on the circumstance, these could be; Structural Engineers, Geotechnical Engineers, Arborists, Bushfire Safety Consultants, Heritage Consultants, Landscape Architects or Surveyors.
In some cases, you may choose to go to tender to find a suitable builder to undertake the build of the works. We can assist you with this also by producing detailed tender packages for the purpose. We can then assist with the interviewing of the firms bidding on the project, and prepare detailed tender comparisons to help you choose the contractor right for you. We have worked with some amazing building contractors over the years, and would be more than happy to recommend them as part of this process. Once you decide on the builder of your choice, we can help you award their contract and oversee the project through to completion.
It is up to you how much or how little of our services you wish to engage us for.
